Once you receive notice from your bank that your loan is in default, you have a short time to get back on track with your payments (in California it's three months, each state has its own laws). You will definitely want to talk to your bank, and find out if you can make new arrangements with them. They may be willing to adjust your payments, or allow you to put some missed payments at the end of your loan. The bank does not want your property, they want money coming in—so especially in the current economy, they may negotiate. We can help you talk with them.
If you don't take care of your loan within the time allowed, an auction will be scheduled, and your house will go to the highest bidder or the bank will take it. The auction would normally be scheduled for about three weeks from the day your time is up. Shortly after the auction, the sheriff will evict you — not something you want to happen!
Your credit report will take about a 300 point hit, if the foreclosure goes through. Until then (while you are still pre-foreclosure), if you can't get your loan payments current, you have to take action. The sooner you start, the better.
